The number of apartments with terraces in Moscow has seen a significant increase of 83% over the past year, according to data from real estate and consulting company "Metrium," reported by Izvestia on July 2, 2024. This trend is observed in 10 out of 12 districts of the city. In total, 896 apartments and flats with terraces are available on the primary market, spread across 65 projects.
The districts with the highest number of these properties are Northern Administrative Okrug (215), Northern-Western Administrative Okrug (181), and Western Administrative Okrug (179). Specifically, the areas with the most apartments with terraces include Zapadnoe Degunino, Khoroshevo-Mnevniki, and Sosenskoe. The popularity of these apartments can be attributed to the growing trend of eco-friendliness and innovative architecture.
The average size of apartments with terraces is 94.1 square meters, which is 40 square meters larger than the average size of all primary housing options in Moscow. The average terrace size varies depending on the class of the project, ranging from 10 square meters in comfort-class projects to 80 square meters in luxury-class projects. The prices of apartments with terraces are, on average, 58% higher than the average price of all primary housing in the city, with an average cost of 39.5 million Rubles.
According to experts, apartments with terraces were previously only available in high-end segments of the market but can now be found in business-class projects as well. On average, these apartments are 10-20% more expensive than standard apartments in the same complex, with higher floors commanding higher prices. Factors such as terrace area, shape, and orientation also influence the pricing. The cheapest apartment with a terrace is priced at 8.3 million Rubles, while the most expensive penthouse is listed for 943.9 million Rubles.
In the elite segment, terraces are considered exclusive and luxurious features that enhance the value not only of individual apartments but also of entire projects. The growing popularity of apartments with terraces reflects the demand for open spaces and the desire for outdoor living areas.
